Safety and security
Living in safe student accommodation is non-negotiable. We treat health and safety with the highest importance and have measures in place to make sure our residents feel safe in our student homes.

Being a guarantor
We require our students to have a guarantor if they are planning to pay for their tenancy in instalments. We understand that this is a big commitment, that’s why we have made it easy to find out everything you need to know if you are a UK based guarantor as well as a parent or guardian living overseas.

Health & wellbeing
Living happily and making the most of university starts with good health and wellbeing. But life trips everyone up from time to time. Should that happen, we’re here to help.
All Hello Student Residents get free access to 24-hour support and professional counselling delivered by our partners, Health Assured. This highly confidential service is available 365 days a year via phone or mobile app. So, whenever and wherever you need us, we’ll be there.
If your student is a current Hello Student resident, you can access the Health Assured service via the Wisdom app. All they’ll need is your Health Assured username and password.

Visiting your student
Friends and family are more than welcome to visit. However, while they’re here, you’ll be responsible for them. Please note, any damage to the property or disruptions to other residents caused by your guests will be your responsibility.
Extended stays (longer than a week) are not permitted – we apologise for any inconvenience.

Access & CCTV
Our on-site teams and night caretakers provide a friendly face and support whenever you need it. Our buildings are fitted with key-fob access to ensure only staff and student residents can enter and CCTV cameras are installed both outside and in certain reception areas to act as an extra security measure.
Fire safety
We take fire safety extremely seriously and hold regular practice fire evacuation drills to ensure our residents understand the actions they need to take in the event of a real fire. We also partner with local fire services to raise awareness and provide fire safety information for all of our residents during Fire Safety Week.
UK based guarantor
If you’ve agreed to be your student’s guarantor, your role is to help them fulfil their tenancy agreement obligations. This includes ensuring they pay their rent on time and follow our behaviour policy. As a guarantor, you take joint financial responsibility for the tenancy, meaning you agree to pay the rent if they cannot.
In essence, we ask you to provide the space and support they need to live independently at university, which aligns with our own efforts.
What do you do if you are not a UK based guarantor?
If you don’t have a UK-based guarantor, we’ll ask you to pay the full years’ rent upfront ten days before your contract starts. Alternatively, you can use a guarantor service who will act as a guarantor on your behalf for a small fee. You can select this option when you make a booking at any of our Hello Student managed properties.
Arriving on move-in day
We’ll provide each student with a time slot to help you avoid traffic and ensure a smooth check-in experience.
Driving
We recommend familiarising yourself with the area beforehand and identifying parking options.
Arriving by train or plane
Book a taxi in advance if possible, or ask your accommodation manager to arrange one for you.
Moving in belongings
Our team will be here to assist you with moving in, giving you your keys, showing you around, and taking you to your room.
What is included in your student’s rent?
At Hello Student, we like to make things easy, that’s why our tenancies are all-inclusive. This means that bills such as wifi, water, gas, electric and contents insurance is covered in the student’s rent.
As well as this, our accommodations are cleaned regularly, a calendar of events are hosted throughout the year and communal facilities such as shared gyms, cinema rooms etc are also included in the price of the students’ tenancy.
Can the rent be paid in instalments?
If you do have a guarantor, you can pay your rent in four instalments.

Can a tenancy be paid in full?
Students can also pay their accommodation fees in full if they would prefer or if they don’t have a UK based guarantor.
